Introducing our New Concierge Service for Sellers

Take the pain out of prepping your home for sale

It’s a fact that homes that are showcased at their very best get premium prices and faster results. But over and over again, we’re told by our clients that prepping their homes before they hit the market is the most overwhelming part of the process. They don’t have the time, energy, or know where to turn to complete everything on their to-do list. Even when they understand that proper preparation improves their chances of receiving higher offers more quickly, they aren’t willing or able to put in the effort. That’s why we’ve just launched a new program to help take the pain out of prepping your home to hit the market. Today we’re introducing our new Concierge Service for Sellers.

What the Service Includes

Depending on your property, there are a variety of tasks that need to be undertaken including cleaning, staging, repairs and obtaining updated documents before you sell your home. Our program can take care of all these items for you making the process less stressful and getting your house on the market more quickly. After visiting your property to provide an evaluation, our team will be able to determine what tasks need to be completed to get you the best results. Below we’ve outlined some of the more common projects that home owners should tackle.

Pre-Home Sale Inspections

One of the best ways to find out what objections possible buyers will bring up is to do a pre-home sale inspection. We can have our trusted home inspectors prepare a report outlining your home’s deficiencies before you put it up for sale. The advantage of this is that you can make the repairs before you list your property so that they will not become an issue later. Or, you can decide to price the house with this information in mind. Either way, the more you know about the state of your home before you list it, the better. Nobody likes surprises!

Repairs & Renovations

Handling small repairs such as leaking faucets or toilets, touching up the hardwood floor, repainting, changing out light fixtures, replacing carpets or tile can make a significant difference in the price you receive from potential buyers. When touring through homes, buyers can easily spot maintenance issues and it can lead to them either discounting the offer they present or not considering your home at all. Organizing tradespeople and getting them scheduled to complete small jobs such as these is an exercise in frustration. This is something our team can easily handle for you so that your home shows in tip-top condition.

Cleaning, Decluttering & Staging

Making sure your home is spic and span is one of the best ways to showcase your property. You should do a deep cleaning and have the carpets shampooed. You’ll need to declutter your spaces and remove personal items so that a buyer can easily picture themselves living in your home. Putting excess items and furniture into storage will improve the overall look and feel of your property. Getting rid of junk that is just taking up space is critical. Staging your spaces by bringing in fresh furniture and accessories completely changes the way buyers perceive your property. We have teams of home cleaners, organizers and stagers that can refresh your interiors and make your home shine without you barely lifting a finger. We’re more than happy to coordinate getting all these tasks done.

Exterior Maintenance

Whether it’s your yard or the exterior of your home, we can help you prep it so it looks its best. Window washing, power cleaning, roof repair, cleaning gutters, lawn maintenance, gardening, deck repair – whatever the task, we have a tradesperson that can get the job done! We’ve even handled tree removal and picking up after pets for our clients!

Legal Documents

It is imperative that you obtain an updated RPR (Real Property Report) from a surveyer before you sell your home. A lawyer can facilitate a Compliance Stamp on your RPR if it is required. Additionally, you may need Dower documents, a Power of Attorney, or a Grant of Probate depending on your situation. If you own a condo, you’ll need to prepare all the Condominium Documents before you sell. They will have to be reviewed before it is purchased. Having all these documents in advance will ensure that there are no delays on closing and settle any mortgage payouts. It sounds complicated, but don’t worry! We have contacts that can take care of all these details for you.
