Selling Tips

  • Make Sure Your Home Is Exciting!

You don't get a SECOND chance to make a GOOD first impression.

Most buyers are looking for homes that are well cared for and bright. Generally, clean and spiffy!

  • Checklist For Faster Sales

    • Lawns and yard - remove clutter, cut grass, edge walks, trim hedges, weed gardens
    • Front of house - paint, fix or wash railings, steps, screens and/or front door
    • Other exterior - repair, paint or wash side or back door, gutters, and windows
    • Garage - straighten up, paint, fix and wash doors and windows
    • Plumbing - repair dripping faucets, leaky toilets
    • Heating/cooling - clean exterior of unit and replace or clean any filters
    • Lights - replace all burned out bulbs and broken or faulty switches
    • Halls and Stairs - remove any clutter to give a wider appearance
    • Hardware - oil hinges, tighten door knobs and faucets
    • General condition - dust, wash, paint, fix defects as required
    • Consider feeling of spaciousness - store all unneeded items to "enlarge" living space
  • These Items Are Critical

    • Kitchen - stove, refridgerator, and sink should be spotless, with all work space clear
    • Bathrooms - neat, spotless and fresh. Repair any cracked caulking
    • Closets - untidy or over-crowded closets suggest inadequate storage space
  • How To Help Me

    • Pets and people can keep buyers from feeling at ease while they look through a home. For showings, please step out of the house if possible
    • Tell your Agent which rooms benefit from sunshine and/or cool breezes
    • Tell your Agent what you enjoy about the house, the yard, and the location
    • Turn on all lights prior to any showings
    • Open the drapes during the day, and close them at night
    • Strong cooking or smoking odours can ruin a sale. Make sure your home is fresh for showing
    • Small signs for highlighting the "special features" of your home will make sure buyers see all the benefits. Your Agent will appreciate any suggestions
